We raise it before an offer is made, adjust our view of value accordingly, and negotiate a price that reflects the constraint rather than walking away from a property that still suits the brief.

No. We act on residential, investment and commercial acquisitions across a range of budgets. The value we add scales with the complexity of the decision, not just the price.
How is a Brisbane buyer's agent different from a selling agent?
A selling agent is engaged and paid by the vendor and owes their duty to the vendor. A buyer's agent is engaged and paid by the buyer and owes their duty to the buyer. We never accept payment or referral benefit from a seller or their agent.
Can you access off-market property in Brisbane?
Yes. A meaningful proportion of the stock we transact on for clients never appears on a public portal. We source it through direct agent relationships and owner approaches built over years of buy-side work.
