Every property we put in front of you has been physically inspected by us first. You get an honest read on what is wrong with it as well as what is right, with photos and video, before you spend a Saturday on it.
Most clients end up inspecting a handful of houses rather than fifty, because everything that does not meet the brief has already been ruled out.

Suburb and street level advice
Two streets apart can be a very different proposition on flood, traffic, school catchment, future development and resale. That detail is hard to see from a portal listing and it is the thing people regret.
We work through catchments, flood and overland flow, aspect and slope, noise, planned infrastructure and what the street is likely to look like in ten years, before you fall for a floor plan.
Price backed by evidence
The most expensive thing in a home purchase is not the buyer's agent fee, it is paying fifty thousand more than you needed to because you had nothing to anchor the number to.
Every offer we make carries recent comparable sales, a read on the vendor's position and timing, and terms structured around your finance and settlement needs.
First home buyers
If it is your first purchase, the process is the part that trips people up more than the property. We walk you through it in plain language, work to a written borrowing figure rather than a guess, and make sure your conditions and dates are set up so nothing falls over.
We will also tell you when a property is not worth buying, which is the part nobody else in the transaction is paid to say.

- Do you work with first home buyers?
- Yes. A good share of our residential work is first purchases. The process matters as much as the property, and we take you through it step by step.
- What does it cost?
- Residential purchases are a 2% + GST success fee on the purchase price, with an initial engagement fee at the start of the mandate. We are paid by you, never by a seller or selling agent.
- Can you bid at auction for us?
- Yes. We bid in the room or online, to a strategy and a limit agreed with you beforehand.
- Do you find properties that are not advertised?
- Yes. We approach owners directly and work with selling agents across Brisbane and South East Queensland who bring us stock before it hits the portals.
- We are relocating from interstate. Can you act for us?
- Yes, and it is one of the situations where a buyer's agent earns the fee most clearly. We inspect on your behalf and give you a genuine read on suburbs and streets.
